My philosophy is to go beyond the obvious.  I make every property listing look the best that it can while still maintaining a realistic look.  I avoid over saturated and cartoon looking images.  I do however find the best vantage points and angles to photograph from.  I then process the images to create perfectly cropped, straightened, sharpened, and colorized images.  The images I create make any property, large or small, highly desirable.  

Images are delivered by email usually the same day and are suitable for web or print use.


Prices:    Good news.    We all value quality but price is important too.  Prices are based on how many images you want,                   ANY SIZE PROPERTY.

I am happy to recommend how many pictures will best suit your property.

HDR (High Dynamic Range) is the way I photograph most interior scenes.  No flash was used in the sample above.  I take three exposures.  The first is normal, the second is too light and the third is too dark.  They are combined into one image for a natural exposure.  The image is then straightened, cropped, and color corrected to create a perfectly finished image. I sometimes use flash in very dark areas to ensure proper colors and textures. 


How Your Seller can Prepare the House for Photos.

It is our responsibility to educate the seller how to make their home the best it can be both for photos and for showing.  Most sellers are happy to help in any way they can.  We simply need to explain what needs to be done.  Beyond the normal cleaning and putting away, the seller needs to remove as much personal property as possible.  I have prepared an instruction sheet for the seller.  You can view, download and print the PDF   here.



Aerial Drone Photography $50

Aerial drone photography is an excellent way to make your images stand out above the rest. Aerial views provide a level of sophistication that home buyers will respond to.

Steve Burgraff is an FAA licensed certified drone pilot. Operating a drone commercially requires an FAA Drone Pilot License . Don’t subject yourself or your company to unnecessary liability. Use only FAA certified drone operators.

What you get: You will receive 8-10 aerial photos added to the total number of images you receive.

                                    Slide Show Virtual Tour

A Slide Show Virtual Tour is a fantastic way to showcase property.  When complete I will send you a link to the video.  All you need do is place the link on any website or social medial site for people to view.

I use the images captured during the photo shoot and put them to music in an elegant display.

All Virtual Tour Links are active for a minimum of 120 days. If you want your VT link to remain active beyond 120 days, you must notify me prior to the 120 day expiration. 




Any job can be customized.  Simply tell me what you need and I'll do my best to deliver.

Travel Fee - I am sometimes asked to travel long distances to photograph a property.  I am happy to do so but I ask for compensation as follows; I live in Redlands and will travel 20 miles for my standard fees.  If I am asked to travel beyond 20 miles I charge $2.50 per mile past 20 miles.  Example: If you ask me to travel 30 miles the fee is an extra $25 ( 10 X $2.5 ).  Thank you for your support.
